The New Hope Estate is a house located near Riverwood near the woodshop on a piece of land on the water.
Riverwood has always been my favorite village, and it's also the first place where I committed murder in the first few minutes of the game, that poor damn chicken. There's something about this little village that invites me to visit again and again, perhaps because it's small, calm and you can visit the shopkeeper and maybe send Delphine to hell.
Known issues.
Unfortunately, I'm a novice with the Creation Kit. If you happen to run into visual bugs or problems with the movement of NPCs in the house, please let me know. Even if in reality I wouldn't know how to solve it, I'm not familiar with Navmesh, it's already a lot if I managed to do all this.
Some lights may be missing. But this is because there are too many lights nearby.
NPCs may stumble. I have no idea whether NPCs hang around well or disappear into the void.
Ground floor.
Bar (complete with chests and stuff to steal).
Kitchen and dining room (all working). You can use the oven and the spit.
Throne room. There you will find shelves and a nice chest... empty.
Altar with a super dagger. Excellent for those who want to start the game without having to suffer a lot. Unfortunately the dagger is too slow, you will surely receive some hits.
Altar where you can place the amulets. Pray to the guardian stones and pray to our Talos.
Weapons storage area.
Mannequin area.
Room dedicated to Alchemy. Complete with a connection to the room where you can store the ingredients.
Room dedicated to the Arcanum. Here you can enchant, disenchant and fool around. Link to the room where you can store Soul Gems and Tomes.
In the room dedicated to Alchemy there is a path that takes you to an internal garden. Make good use of it.
Upper floor.
A small library.
Three display cases where you can place some weapons or abandon the dagger.
Two bedrooms. One for the player and one for any NPCs.
Room with fireplace. Above the dining room.
Cellar - Underground.
In the cellar you can store food. There is also a nice fridge, if you want you can store the meat there even if it's more for roleplaying than anything else.
In the basement you will find everything you need for the forge. It also includes an area for supplies.
In conclusion.
As a first job I think it came out well, before posting everything I did all the checks possible and I hope there aren't too many problems. The key to the house is found in the hollow log, outside the gate. You can't go wrong.
